No smoking allowed in the apartments.
These apartments are NOT hotels rather are private apartments, please do respect our neighbors. No loud partying or any disorderly conduct. Any disorderly conduct will result in loss of security deposit, and immediate removal from the apartment.
All taxes included.
An one time cleaning fee will be charged per booking.
A deposit of predetermined amount by ProPay or PayPal is required for reservation. Reservation is not guaranteed or confirmed until the deposit has been received.
The deposit acts both as reservation deposit AND security deposit. Deposit will be refunded electronically after check out, if no damage has been made to the apartment and/or any furnishing. Renters agree to forfeit deposit in part or in full, at the discretion of the owners, if there were any damage to the apartment and/or any furnishing.
If guests wish to depart earlier than the confirmed departure date, or change reservations in any way, guests will be responsible for the full amount of the intended stay.
Cancellation request must be made minimum two weeks in advance, and the deposit would only be refunded if the owners are able to rebook the nights.
Since last minute cancellation would result in loss of the deposit. We highly suggest renters to purchase travel insurance.
Payment for the rental must be paid in full in cash upon arrival.
Rental fee does not include maid service. If you wish additional cleaning service, it is available for a fee.
Once confirmed, the owners will coordinate with you for your arrival time in New York, and to meet with you at the apartment.
Check in time is earliest at 3:00pm. Earlier check in must be arranged with owner in advance during reservation.
Check out time is latest at 11:00am. Later check out maybe accommodated depending on vacancy.

All rates quoted are in US dollars only. The owners are not responsible for calculation into any other currency, or any currency exchange fluctation.
Owners will make every attempt to honor all reservations. However renters will not hold the owners responsible for cancellation due to any Acts of God, war, terrorism, natural or man-made disaster, or building maintenance issue or changes in building rules/regulations. If cancellation must be made by owners, owners would attempt to notify renters with minimum two weeks notice and refund all deposit received. No additional fee/penalty will be issued to renters.
Higher rates may applied on special events and holidays.
Rates are subject to change without notice.
Owners reserve the right to refuse rental to any prospective renter.
Business trip booking is subjected to an additional 15% administrative fee.
By making a reservation with a deposit, RENTERS HAVE AGREED TO ALL TERMS STATED ABOVE.
